I negotiate more than the price. Every term, all the way to the end.
First, I listen to what you need. Then I plan an easy route to show you homes. We negotiate the price, the closing or move-in date, what is included and the conditions. For rentals, we also agree on prepaid rent (paying a few months of rent up front). Before you sign, I give you a written summary of the contract in Korean or plain English, so you know exactly what you are agreeing to.

How It Works
Consultation
First, I listen: the area you want, your budget and when you want to move.
Showings
I group the homes you want to see into one route, so you can see many in a day.
Offer & Negotiation
We agree on more than price: the closing date, what is included and the conditions. For rentals, prepaid rent too.
Contract Summary
Before you sign, I write out every clause of the contract in Korean or plain English.
Move-in & Closing
I handle the last papers and dates until you get your keys. Closing is the day the deal becomes final.

More about JayCommon questions
The questions people ask most, from my buyer and seller guides.
Buying
What is the minimum down payment?
For homes $500,000 or less, it is 5% of the price. For homes between $500,000 and $1,500,000, it is 5% of the first $500,000 plus 10% of the rest. For $1,500,000 or more, you need 20%, and you cannot use mortgage insurance. If your down payment is under 20%, you pay mortgage insurance.
How much cash do I need on top of the down payment?
You will pay land transfer tax, lawyer fees, title registration and title insurance, a home inspection and more. In the City of Toronto, you pay land transfer tax twice, so the total is much higher. Enter a price in the cost calculator above to see a rough amount.
Selling
How much does it cost to sell a home?
The biggest cost is the commission set in your listing agreement, plus 13% HST. Other costs include lawyer fees, your remaining mortgage and any prepayment penalty, repairs or staging if needed, and moving. Try the net proceeds calculator above for a rough amount.
How do I get a home evaluation?
Share your address and a few details. I will compare recent sales in your building or area with homes now for sale and send you a summary. If I see your home in person, I can include its condition and be more accurate.
